One part of High Point is moving faster and closer to list price

Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. That kind of pressure slows things down in most places. But in ZIP 27235, one part of High Point, the numbers tell a different story.

These numbers cover the three months ending July 31, 2026. They come from the Real Estate Data Aggregator.

ZIP 27235: the tightest corner of High Point

The Real Estate Data Aggregator counted 37 homes sold in ZIP 27235 in the three months ending July 31, 2026. That is up 184.6% from the same period a year before. Supply tightened too, down 5 months to just 2.8 months. Those two facts together explain why homes there are moving quickly.

The Real Estate Data Aggregator found that 62.5% of homes in ZIP 27235 went under contract within two weeks of listing. That share is up 15.4 points from a year before. Buyers in this ZIP need to be ready to move.

Sellers in ZIP 27235 are getting very close to what they ask. The Real Estate Data Aggregator put the average sale-to-list ratio at 99.1%, up 0.7 points from a year before. Nearly 3 in 10 homes there sold above list price, at 29.7%, up 14.3 points year over year.

How the three ZIP codes compare

ZIP 27265 had the fastest median days on market at 35 days, according to the Real Estate Data Aggregator. That is 5 days longer than a year before. Homes for sale there jumped 43.7% year over year, to 194 homes. More choices for buyers can mean more patience is needed from sellers.

ZIP 27262 saw prices rise. The Real Estate Data Aggregator put the median sale price at $298,000, up 18.8% from a year before. But the sale-to-list ratio slipped 1.2 points to 96%, and median days on market stretched 11 days longer to 46 days. Sellers there may need to price carefully.

The wider picture: rates and national sales

Realtor.com reported the Freddie Mac 30-year fixed rate hit 7.03%, the first reading above 7% since January 2025. That was described as the largest one-week move since April 2025. Higher rates add cost for buyers across all three ZIP codes.

Nationally, the National Association of Realtors reported existing-home sales decreased 2.0% in August 2026. The national months-supply figure reached 4.9 months, the highest level in over ten years. High Point's tightest ZIP, 27235, sits well below that national figure at 2.8 months.

What this means for you

If you are a buyer in ZIP 27235, the Real Estate Data Aggregator data shows you may have less time to decide. More than 6 in 10 homes there went under contract within two weeks. Come prepared.

If you are a seller in ZIP 27262 or ZIP 27265, prices have not dropped sharply. But homes are taking longer to sell than a year ago, and fewer are going above list price. Pricing well from the start matters more now.

Realtor.com also noted that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is a reminder that overpricing costs time in any market.
