Kernersville has fewer listings, fewer sales, and buyers are still close to ask

Here's the one thing that matters most right now: the Real Estate Data Aggregator counted 224 homes for sale in ZIP 27284 in the three months ending August 31, 2026. That's down 18.2% from the same stretch last year. Fewer choices for buyers. Less competition for sellers. Both things are true at once.

But here's the catch. The National Association of Realtors reported U.S. inventory climbed to 1.60 million homes in September 2026. Nationally, supply is growing. In K'ville, it's shrinking. That gap matters if you're deciding when to list or when to offer.

Sales are down, but prices haven't followed much

The Real Estate Data Aggregator put the median sale price at $335,000 in ZIP 27284 for those three months. That's down 4.3% from the same period in 2025. A small dip, not a collapse. Sellers are holding close to their list price, and the numbers back that up.

That 99.1% sale-to-list ratio is actually up 0.2 points from last year, per the Real Estate Data Aggregator. Buyers aren't getting big discounts. If you're making an offer, price it thoughtfully. If you're listing, you still have some pricing power, just not unlimited.

Homes are sitting a week longer than they used to

The Real Estate Data Aggregator shows the median days on market hit 45 days. That's 7 days longer than the same period in 2025. Not alarming, but it's a real shift. Buyers are taking their time. They have a little more room to think.

Still, the Real Estate Data Aggregator found that 38.1% of homes went under contract within two weeks of listing. Nearly 4 in 10 homes moved fast. Price it right and it can still happen quickly.

Fewer homes sold above ask

The share of homes that sold above list price fell 7.2 points year over year, per the Real Estate Data Aggregator. It now sits at 19.2%. That's roughly 1 in 5 homes. Bidding wars still happen, but they're less common than they were.

Rates are making buyers careful

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That's a real weight on monthly payments. The weekly average mortgage rate for the four weeks ending October 25, 2026 was 7.32%, per Redfin. At that rate, the median monthly mortgage payment nationally was $2,786, also per Redfin.

That's part of why pending sales in K'ville fell 27.6% year over year, per the Real Estate Data Aggregator. Buyers haven't disappeared. They're just slower to commit. Zillow reported newly pending sales fell 8.5% year over year nationally in September, so K'ville's drop is steeper than the U.S. trend.

Supply is almost exactly where it was

The Real Estate Data Aggregator put months of supply at 2.9 months in ZIP 27284. That's unchanged from a year ago. Even with fewer sales and fewer listings, the balance between buyers and sellers hasn't really shifted. That's why prices haven't moved much either way.

In short
  1. K'ville's market got quieter in the three months ending August 31, 2026. Fewer listings, fewer sales, longer waits.
  2. But the median price only dipped 4.3%, and homes still closed at 99.1% of list.
  3. This isn't a buyers' windfall or a sellers' crisis.
  4. It's a slower market where price still matters a lot.

One more thing: these numbers cover all of ZIP 27284. One street, one neighborhood, one price range can read very differently from the ZIP as a whole. If you want to know what's happening on your block specifically, just reach out.
